You have spoken with a real estate agent and have prospective buyers lined up. There is a lot of paperwork and verification to cover. It is important to note that the first thing the real estate agent will ask is “Do you have a conveyancer or lawyer and have they drawn up a contract?”
The process to draw up the contract make take up to 10 working days as we need to order contract annexure documents from your local council and the Land and Property Information NSW (formerly known as the Land Titles Office). If you already have a potential buyer or your matter is time sensitive then you need to contact us to start the process immediately.
Once we have received the required documents, we can complete the contract and issue a draft to the real estate agent so they can commence marketing your property. If you require any special conditions (such an extended settlement period) this is the time to clearly define those terms by speaking with us now. Making last minute changes to a contract once a buyer has been found can lead to delays and at worst cost you the sale. It’s best to talk to us about these issues whilst we have time to consider them and provide you with advice, before it’s too late.
It is also important to have a solicitor on your side who will deal with the buyer (or the buyer’s conveyancer) to fix any problems that may arise between exchange of contracts and settlement.
